A peninsula of nine villages with a 30-minute LIRR ride to Penn — top-rated schools, waterfront homes, and a community that feels both rooted and international.

Great Neck isn't one place — it's nine villages with their own zip codes, mayors, and personalities, all sharing the Great Neck Public Schools district. The peninsula has long been a magnet for families looking for the New York commute without giving up real space, and for international buyers — particularly Persian, Korean, Chinese, and Israeli — drawn by the schools and the strong local community.

The market here behaves differently than the rest of Nassau County. School cycles drive demand in a way that they don't even in adjacent Manhasset. Listings in the $1.5M–$3M range frequently move with multiple offers; the $3M+ tier moves more slowly and rewards patience.

Plandome's quiet roads, the Americana retail corridor, and one of Long Island's most consistent luxury markets.

Manhasset is what most non-locals picture when they imagine the North Shore — older money, deeper lots, a sense of permanence. The Manhasset Union Free School District is the draw for families willing to pay a meaningful premium versus the Roslyn line a few blocks away.

Inventory here moves seasonally — strong spring and early fall windows, much quieter winters — and luxury sellers tend to wait for the right moment. The Plandome and Plandome Manor estate sections push consistently above $3M; the more accessible neighborhoods to the south offer some of the best value in the area.

Americana Manhasset has, for better or worse, made the town a destination — but the residential streets are quieter than that retail strip implies.

Historic village charm paired with one of the strongest school districts on the North Shore. A favorite for families upsizing from the city.

Roslyn proper is small and walkable — a real downtown with restaurants, the Roslyn Pond, and historic homes that genuinely date to the 19th century. Surrounding villages — Roslyn Estates, Roslyn Heights, Roslyn Harbor — extend the school zoning in different price brackets.

The Roslyn School District is the engine here, and competitive offers within district lines move fast. The Roslyn Viaduct gives the area direct access to the LIE, which keeps it on Manhattan transplants' shortlists.

Tracy works with a meaningful number of families crossing the Roslyn–Manhasset line in either direction — usually for very specific school-zoning reasons. Worth a conversation before you commit one way.

A waterfront town with a working harbor, an easy LIRR commute, and a notably walkable Main Street. Sands Point anchors the high end.

Port Washington is the one North Shore town that genuinely feels like a town. Main Street runs from the LIRR station down to the water, and on weekends it's full of families, dogs, and sailboats. The harbor isn't decorative — it works.

Sands Point, at the tip of the peninsula, is its own thing entirely: estate-scale lots, gated streets, and the highest price points in Nassau outside of Kings Point. The bulk of the market sits below that — solid single-family homes in the $1M–$2.5M range serving Port Washington UFSD families.

The Manorhaven side of town offers some of the best value on the North Shore for buyers willing to be a few blocks from the water rather than on it.

Kings Point

The most exclusive village on the Great Neck peninsula — gated estates, waterfront acreage, and the highest prices in the area.

Kings Point is what Fitzgerald based East Egg on, and the village has done its part to live up to the reputation. Single-acre+ lots, gated streets, and a coastline that gives most homes a meaningful water view.

The market here is thin by design — there simply aren't that many homes, and turnover is low. When listings come up, they tend to be either institutional-grade estates ($10M+) or older homes on prime lots ready for major renovation.

It's also still part of the Great Neck Public Schools district — one of the underrated facts about Kings Point that makes it work for families, not just empty-nesters.
