Manhasset is what most non-locals picture when they imagine the North Shore — older money, deeper lots, a sense of permanence. The Manhasset Union Free School District is the draw for families willing to pay a meaningful premium versus the Roslyn line a few blocks away.

Inventory here moves seasonally — strong spring and early fall windows, much quieter winters — and luxury sellers tend to wait for the right moment. The Plandome and Plandome Manor estate sections push consistently above $3M; the more accessible neighborhoods to the south offer some of the best value in the area.

Americana Manhasset has, for better or worse, made the town a destination — but the residential streets are quieter than that retail strip implies.
